Design Process
Most projects follow a general process irrespective of the complexity. As a general rule of thumb, the time required for the preparation and approval of a documentation package is usually 6 - 8 months. This heavily depends on the work schedule of the combination of people who form part of the approval process. i.e. Council departments, land surveyors engineers, building surveyors, energy assessors etc.
But don't worry... I deal with all the different consultants, council representatives etc that may be required - so you don't have to.

Typically, I break the process into 3 stages as follows:

1 - Design stage -

Initial meeting on site with the client to gain an understanding of the overall project requirements, opportunities and limitations

Arrange for and liaise with a Land surveyor for a site survey

Conduct a site measure, and take photographic record of existing conditions

Take a detailed design brief with clients to ascertain project scope

Produce computerised sketch design drawings derived from client brief, existing conditions and land survey

Present an initial design to the client for review and discussion

Arrive at finalised design

2 - Development Application stage

Arrange, manage and meet with all external consultants required i.e. Heritage, Archaeology, Waste management reports, Traffic, Stormwater - can all come into play on some projects.

Prepare & finalise appropriate drawing & documentation package for development application submission

Submit & manage the application with council through to approval

3 - Building Permit stage

Prepare detailed construction drawings

Produce a specification document in consultation with client. i.e. this includes selections of materials, finishes, appliances etc required for inclusion into construction drawings

Arrange and manage external consultants as required i.e. typically Engineering, BAL assessment, Energy Rater

Present a final construction documentation to client

Submit the construction documentation package for 'Certificate of Likely Compliance (CLC) ' with a Building Surveyor

Liaise with the nominated Building Surveyor throughout to achieve approval to commence works.

At this point your project can be sent to builders for tender.
